How to check a developer's track record

Promised versus actual handover dates, stalled projects, build quality and regulatory record, and where to find each.
By Verified Brick1 min read

When you buy off-plan, you are relying on the developer to deliver what was promised, on time and to a reasonable standard. A beautiful launch does not tell you how they performed before.

What to look at

On-time delivery

Compare the promised handover date at launch with the actual completion date across the developer's past projects. One delay can happen; a pattern of long delays is a risk.

Completed projects

How many projects has the developer actually finished? A long list of launches with few completions deserves a closer look.

Stalled or cancelled projects

Any history of stalled or cancelled projects is one of the most important signals to check.

Build quality and handover condition

Look for consistent feedback from owners about quality, snagging and the condition of units at handover.

Post-handover service

How does the developer respond to defects and maintenance issues after handover?

Regulatory record

Check that projects are registered with the relevant authority and, for off-plan, that buyer payments go into an escrow account.

Questions to ask before you book

  1. Which of your past projects were delivered on time, and which were not?
  2. Is this project registered, and what is the escrow account?
  3. What do the contract terms say about delay penalties and cancellation?
